Heat service

Boiler repair in NYC, 24 hours a day

No heat, a boiler that keeps locking out, or pressure that will not hold. Our licensed plumbers repair gas and steam boilers in Brooklyn, Queens, Staten Island and Manhattan, and most repairs are done on the first visit.

Boiler problems we repair

These are the calls we get most during heat season. Each one has a short list of likely causes, and a plumber checks them in order.

No heat, boiler will not fire

Ignitor, pilot, thermocouple, flame sensor, gas valve or control board. We test each in turn rather than swapping parts on guesswork.

Boiler locks out or short-cycles

Often venting, a dirty sensor, low gas pressure or an oversized boiler cycling on and off.

Pressure dropping or climbing

Leaks, a failing relief valve, a stuck fill valve or a waterlogged expansion tank.

Water around the boiler

Relief valve discharge, a leaking fitting or pump seal, or a cracked section. We find which before quoting.

Banging pipes and hammering radiators

On steam systems, usually trapped condensate from poor pitch or failed traps and vents.

Some radiators cold

Stuck zone valves, failed circulators, air in the loop, or failed radiator vents on steam.

Low-water cutoff tripping

A safety device on steam boilers. Repeated trips point to a leak, a clogged cutoff or a feed problem.

Smell of fumes or soot

Possible venting or combustion problem. Turn the boiler off, ventilate, and call. Carbon monoxide is a serious risk.

Gas, steam and hot water boilers

Steam boilers heat most of NYC's pre-war apartment buildings and many brownstones. They depend on correct water level, working radiator vents and properly pitched pipes, and most of their problems trace back to one of those three.

Hot water (hydronic) boilers pump heated water through baseboards or radiators. Their weak points are circulator pumps, zone valves, air in the loop and the expansion tank that absorbs pressure as the water heats.

Gas burners on either type need clean combustion and proper venting. A boiler that smells, leaves soot or keeps tripping its safety controls should be shut off until it is checked.

If your boiler is old and failing often, read how to decide between repair and replacement, or see our boiler replacement service.

Annual maintenance prevents most no-heat calls

A yearly cleaning, combustion check and safety-control test catches most failures before winter. Plan members also get priority dispatch.

How a boiler repair visit works

  1. Call or send a request

Tell us the boiler type if you know it, and whether you have heat, hot water or neither.

  2. Safety check and diagnosis

We check for gas and combustion problems first, then test controls, ignition, water level and pressure.

  3. Written estimate

You see the price before we start. If replacement makes more sense, we will say so and explain why.

  4. Repair and test

We repair, run the boiler through a full cycle, and confirm heat at the radiators.

Recent job

Three-zone heating controls for a three-family house

  • Three Honeywell zone valves, one per floor, so each apartment has its own thermostat
  • Taco zone control panel wired to all three valves
  • Supervent air separator to keep air out of the heating loop
  • Amtrol Extrol expansion tank on the boiler system
  • New transformer and low-voltage wiring for the controls

In a multi-family house, zoning means a tenant on the third floor is not freezing while the first floor is overheated. Each floor calls for heat on its own.

Boiler repair questions

How fast can you get to me for an emergency boiler repair?

We dispatch 24/7 across Brooklyn, Queens, Staten Island and Manhattan, and most calls get a plumber on site in about an hour. The dispatcher gives you an arrival window when you call.

Do you repair steam boilers or only hot water boilers?

Both. We repair one-pipe and two-pipe steam systems common in pre-war buildings, and forced hot water systems with circulators and zone valves.

Why does my boiler keep locking out?

Common causes are a dirty flame sensor or thermocouple, a failing ignitor, poor venting, low gas pressure, or a low-water cutoff tripping on a steam boiler. The fix depends on which one, so it needs a diagnosis rather than repeated resets.

My boiler pressure keeps dropping. Is that serious?

It means water is leaving the closed system somewhere: a leak in the piping, a relief valve discharging, or a failed expansion tank pushing water out. It should be found and fixed before the boiler runs short of water.

Do you give a price before you start?

Yes. You get a written estimate after diagnosis, and work starts only after you approve it.

When does replacing the boiler make more sense than repairing it?

Usually when the boiler is 15 to 20 years old or more, has needed several repairs in one season, has a cracked heat exchanger or section, or the repair would cost a large share of a new boiler.

No heat right now?

Call and a dispatcher will get a plumber moving. If you smell gas, leave first and call 911 from outside.
