Water and drain service

Leak detection and water leak repair in NYC

A stain on the ceiling, a water bill that doubled, a damp wall, a neighbor below with a drip. We find the leak without tearing the place apart, then repair it, in Brooklyn, Queens, Staten Island and Manhattan.

Leaks we find and fix

Supply leaks run constantly; drain leaks only when a fixture is used. Telling them apart is the first step.

Leaks into the apartment below

The most common NYC leak call. We isolate whether it is a supply line, a drain, a tub or shower seal, or a toilet flange, and fix the source.

Hidden supply leaks

Pinholes in copper, failed fittings, corroded galvanized pipe inside walls and ceilings. Found with pressure testing and acoustic or thermal tools.

Drain and waste leaks

Cracked cast iron, failed joints, leaking traps. Found with dye tests and camera.

Shower and tub leaks

Failed pan liners, grout and caulk, or the valve body behind the wall. Tested without opening the wall first.

Underground and slab leaks

Service lines and buried pipe in houses on slabs or in yards, located with listening equipment before any digging.

Water heater, boiler and appliance leaks

Relief valves, tank seams, washing machine hoses and ice maker lines, the quiet causes of a wet basement.

How we find a leak without demolition

We start with questions and a meter check: does the water meter move with every fixture off? That alone separates a supply leak from a drain leak. Then we isolate: shut sections of the house, pressure test supply lines, dye test drains and fixtures, and use moisture meters, a thermal camera and acoustic listening equipment to narrow the leak to a small area before opening anything.

When we do open a wall or ceiling, it is one access hole in the right place, not exploratory demolition. We photograph everything for your insurance claim and for the building, since most NYC leak disputes come down to who is responsible, and a clear record settles that.

The repair is usually done in the same visit: a section of pipe replaced, a fitting resoldered or re-pressed, a trap or flange replaced, a valve body changed.

Signs of a hidden leak

  • Water meter turns with everything off
  • Water bill up with no change in use
  • Stains or bubbling paint on ceilings or walls
  • Musty smell or soft floor near a bathroom
  • Sound of running water when nothing is on
  • Warm spot on a floor (hot line leak)

Questions

How do you find a leak behind a wall?

By isolating sections of the plumbing, pressure testing supply lines, dye testing drains, and using moisture meters, a thermal camera and acoustic equipment to narrow it down. Then one access opening in the right place.

My downstairs neighbor says I am leaking into their apartment. What do I do?

Call us. We test every fixture in your unit, the supply lines and the drains, and determine whether the leak is from your apartment, a riser, or the building. You get a written report with photos either way.

Is my high water bill a leak?

Often. Check the water meter with every fixture off; if it moves, water is leaving somewhere. Running toilets are the most common cause, followed by hidden supply leaks.

Do you repair slab leaks?

Yes. Houses on slabs in Queens and Staten Island do get them. We locate the leak with listening equipment first, then either repair the section or reroute the line, whichever disturbs less.

Can you do leak detection the same day?

Yes, in all four boroughs. An active leak that is causing damage is treated as an emergency.

Water where it should not be?

We find it and fix it, with photos for your records.
